These weeks rotate every year so that all owners receive the same level of ownership. Of the three weeks left over, two of them are put into owner rotation, so on some years each share owner will get 8 weeks. The final week in mid winter is retained for home maintance.
As an example: A newly built and fully furnished 4 bedroom home on the ocean block in Lavallette will cost $1,300,000. The taxes will be about $10,000 a year, Electricity is $2000 a year, Water, sewage and gas will run another $3000 a year. Add in Cable TV and Insurance for another $2500 a year. Making the yearly carry costs, $17,500 a year....without the initial purchase price.
A share of this home will cost $185,715 and the monthly fees are only $285. If one week isn't enough, buy two shares and get fourteen weeks of fun per year.
